Comstock is comprised of 116 units within 13 buildings located in 3 different courts along Sierra Road in Concord, CA. There are 24 3-bedroom and 92 2-bedroom condos. All units are 2 story, attached townhouse-type construction. Dues
for 2009 are $327 (3 bedroom) and $272 (2 bedroom). No increase in assessments is planned for 2010. Monthly assessments include water and garbage
as well as common area insurance, landscape, maintenance services and reserve funding.
Comstock is over 70% owner occupied, has no legal actions pending and is adequately
funded in reserves. Until new regulations are adopted, Comstock is FHA and VA approved.
- A one time special assessment in 2008 of $165 per unit is the only special assessment required in over 15 years. Additional special assessments are not anticipated, however due to the current economic crisis and the resulting collection issues related to foreclosures, one cannot be ruled out.
- Architectural standards and other rules are strictly enforced.
- There is a 2 pet limit in the association.
